The Activities Committee oversees the major events of Seminary Ridge and does a lot with a small budget. Each event has its own separate chair and committee. The community calendar of events includes a children’s Easter Egg Hunt, a Rally on the Green cookout, a Halloween Howl, Santa’s visit, and Luminaires. Suggestions for other activities are always welcome.

Information for Members of the Association is communicated primarily by this Committee. The community newsletter, The Ridge Rapport, is published and distributed quarterly in March, June, September, and December. The Ridge Rapport contains reports from the President, Treasurer, an article from each Committee, community announcements and the Editor’s Note. Any member who wants to have something published in The Ridge Rapport can contact the Committee chair. Additional timely information is communicated by community emails that are published and distributed as needed.
The Hospitality Committee’s primary purpose is to welcome all new members of our community and explain the operation of the Seminary Ridge Owners Association, Open Space, Covenants, Activities, and Assessments. In addition, the Hospitality Committee keeps the Board informed of deaths, illnesses, or other events to which the Board may want to respond.This Committee will give all new owners a copy of the By-laws, a copy of the Covenants, and a copy of the latest Directory and Handbook.
One of the most challenging jobs in Seminary Ridge is administration of Covenants and Restrictions as they pertain to each residential property and to the Association’s “open space” land. Each owner is responsible for following these land Covenants and Restrictions, which apply to each original and succeeding owner as recorded in the Land Records of Baltimore County. In turn, the administration of Covenants and Restrictions is the responsibility of the Covenants Committee and the Board of Directors. Basally, with regard to residential property in Seminary Ridge, when a property owner wishes to make any exterior addition, change or alteration, the plans and specifications, showing the nature, kind, shape, height, colors, materials, locations, and the approximate cost must be submitted for approval prior to commencement of the project. The Covenants Committee and the Board of Directors have the absolute right to refuse to approve any such plans which they deem unsuitable or undesirable, whether based on aesthetic or other reasons.Open Space land is the common property belonging to the Association and all its Members. This land was originally designated and recorded as the Members’ private recreational facility and sanctuary by the developer, as opposed to being deeded to Baltimore County for use as a public park. Only Board-approved placements such as certain landscaping, the access paths and area benches are permitted on this land. Any other type of structure (temporary or permanent), personal landscaping, vegetable gardens, wood piles and the like which belong personally to an individual owner are strictly prohibited. Also, no motorized vehicles are permitted on the Open Space.The chair of the Covenants Committee shall be appointed by the Board of Seminary Ridge. The Committee shall consist of the chair and up to six resident members of the Association. Copies of the Covenants and Restrictions, along with the required forms for submitted requests are available from the Committee.Homeowners should follow the procedures below when considering any exterior change to their property.
– Submit all requests in writing 30 days prior to commencement of the project, to the Covenants Committee, covenants@seminary-ridge.org.
– Homeowner will be notified in writing as to approval or denial of the requested change.
– Upon approval, the homeowner is authorized to begin the project, to be completed as specified in the original request.
– Upon rejection of a request, the homeowner has the right to appeal the decision to the Board of Directors within 10 days. This request must be submitted in writing to the President of the Association, president@seminary-ridge.org. The Board will act upon the appeal at the next scheduled meeting of the Board.An annual inspection will be conducted by the Covenants Committee to insure the proper compliance with restrictions by all homeowners.
In excess of 20 acres, the Open Space land stretches behind many of our residences in two long corridors, plus a small triangle on the south-western side of the community. The Seminary Ridge Map illustrates the areas. Fortunately, this land was not deeded by the developer to the county as a public park, but remains an asset to our community under Association ownership.
In accordance with the Covenants and Restrictions, the Members of the Association have the responsibility for all maintenance and permanent improvements to Open Space land. The Open Space Committee, openspace@seminary-ridge.org, and the Board of Directors have the responsibility for conducting the maintenance and permanent improvements to the Open Space land. Continuing programs represent most of our annual expenditures, and have contributed significantly to each resident’s property values.
All homeowners are welcome to enjoy Open Space land. All are asked to be careful not to abuse these areas.
